Happy Valley is a rather new area known for
it's abundance of gorgeous "McMansions", new
development, great views and fantastic deals!
Before the city was officially incorporated in 1965
it was a fairly small community; then in the
late 90's Happy Valley became one of the
fastest-growing cities in Oregon. With it's own
fantastic city park, just built elementary/ middle
school and fantastic location near Sunnyside where
you will find New Seasons Market with a fantastic
selection of fresh flowers and produce (and
everything you'd expect from a grocery store) as
well as wine shops, restaurants and all
else.... you'll feel right at home. If you can't
find what you're looking for in Happy Valley you are
sure to find it just a few miles west into Clackamas
where you can start your shopping
adventure at Clackamas Town Center. Happy Valley
has several parks and trails as well and is not only
a fantastic community but is attracting a lot of
young couples fulfilling their dream of buying their
perfect home and starting a family~! For more

THE MARKET
Because of the sudden growth, homes were being built at
amazing speed, and selling~ when the market turned many
homes were left unfinished and as you can imagine, many
remained unsold. The market in Happy Valley today is a
market in turmoil for the seller but for the buyer there
is great investment and opportunity to be found. A
really good price in today's market averages around
$108-$115 per sq. ft. for a near new home, of course
depending on view, quality and yard size that can vary.
Many of the homeowners have had a difficult time
competing with the builder discounted prices and are
having to "sell short".... One out of 4 homes listed in
the area is a short sale. There are bank owned homes to
be found as well; those transactions tend to be the
fastest and smoothest of them all. For us as agents,
near every Happy Valley transaction presents us with a
surprise as there are a mix of agents in the area, many
of which are unable to sell a birdhouse let alone a home.
Short sales, tenants, the stripping of vacant homes....

LOCATION
Happy Valley is located East of the
205, primarily North of Sunnyside, and just East of
Clackamas. Only about 15 minutes from the airport, an 1
1/2 from Mt. Hood and 20 minutes to downtown. It's
close to great shopping, has some gorgeous views and is
easily accessible.
Because Happy Valley is so close to
the freeway most all of Portland is an easy trip.
HOME STYLES
Most of the homes have
been built in the last 8 years, styles are typically
contemporary, craftsman, or new construction modeled
after some of the older style homes (some of my
favorites are modeled after extravagant 4square styles
and are located on Tyrne St). Because so many of the
homes are built on hills you will find some great
views! There are some really unusual custom designs as
well predictable ones. In general you will find newer
construction with a lot of square footage.
